More About Calgary Duplexes

The main characteristic of Calgary duplexes is that it is virtually the same size as a single family unit but it is split into two individual properties. Normally, the properties are connected by a common vertical wall and have their own front and back entrances. Although there are a number of one-story Calgary duplexes to be found, the most common type occupies at least two storeys. People purchase Calgary duplexes for a number of reasons and there are several great advantages to buying this type of property:

  •  Duplexes usually come with their own backyard and garage for each of the properties. This means that the owner can have their own individual space and are not cramped as you would be living in an apartment for example.

  •  Calgary duplexes can be bought as one whole property. This allows the purchaser to then decide whether they are going to use the entire space for their own purposes (perhaps convert the duplex into their own customized single family home) or reside in one property and rent the other one out. This latter option is a very popular choice as it means that there are shared maintenance costs and the owner can charge the tenant rent to help pay the lender etc.

  •  Unlike detached single family homes, there is the element of having that neighbor in close proximity to your property, which adds to security and safety of yourself and your own individual property.

As you can see there are several fantastic benefits to owning Calgary duplexes and what makes it even better is that the average cost of this property type is more affordable than buying an unattached single family home.
